This plan is used extensively for the purchase of new construction, through the U.S., however it can be used for any seller selling their existing home.

The Guaranteed Sale Program is offered exclusively through a licensed Real Estate Agent in your area - Herschel Allen Realtors.

The Real Estate agent will personally analyze the existing home. A value will be determined. The Guaranteed Sale Program will offer the qualified home owner a purchase contract, and if accepted, the process will begin. In addition you have the option of marketing your home after you close your new home, to avoid a double move.

A Marketing Department markets your property and keeps you informed while your home is on the market. A Closing Coordinator will help you through every step of the closing process from inspections to the closing table. The Process for Builder Home

Meet with a member of the GSP Team (We service most of the U.S.) List your home with The Team and a Guaranteed To Sell Qualified Buyer Card will be issued. Existing home marketing process begins or can be started after your new home closes. The existing home will be listed with a Real Estate Agent with the GSP Program under a customary listing agreement with accompanying costs and placed on the market by the local agent. Sign contract to purchase with builder. Construction of new home begins. Existing home sells to third party or GSP closes on it and the closing of new home takes place.


The Criteria For A Guaranteed Sale Offer

  • The existing home must be located in an area serviced by the GSP Program. (We service most of the U.S.)
  • The existing home must not be listed, unless present broker participates in our co-broker program.
  • Any necessary repairs must be made by the existing home owner prior to closing.
  • The existing home will be listed with a Real Estate Agent affiliated with the GSP Team under a customary listing agreement with accompanying costs and placed on the market by the GSP Team.
  • The existing home must be placed on the exclusive "EASY SHOW" program.
  • Not every property qualifies for the program, however, every consideration will be extended. This program can be used when buying a resale or newly constructed home.
